The Complete Commercial Property Exterior Maintenance Checklist

A commercial property's exterior is a collection of surfaces, each with its own maintenance needs. Keeping it all in shape is easier with a checklist than with memory. Here's a practical framework for Barbados commercial properties.

Building exterior

Inspect and clean building facades, walls and entrances to remove grime, algae and staining. Check painted surfaces for fading, chalking and peeling, and plan repainting or restoration before finishes fail. Clean eaves and details where mould gathers.

Walkways and entrances

Keep sidewalks and entry areas clean and slip-free. Pressure or soft wash as needed, treat algae, and address staining. These high-visibility, high-traffic areas shape first impressions most.

Parking and asphalt

Clean the parking lot, inspect for cracking and surface wear, and sealcoat sound asphalt on a sensible cycle. Repaint faded line markings, accessible spaces, fire lanes and directional arrows so the lot stays organised and safe.

Concrete and pavers

Clean and treat staining on concrete and paver areas, and seal where appropriate to protect against moisture and staining. Watch for trip hazards from settled or damaged sections.

Roof and high surfaces

Inspect suitable roof and high exterior surfaces for algae, mould and debris. Arrange surface-appropriate cleaning where the access and material allow.

A workable schedule

Rather than reacting to problems, set a cycle: a thorough exterior wash one or more times per year depending on traffic and exposure; asphalt sealing and line marking on a wear-based schedule; and an annual walk-round assessment to catch issues before they become repairs.
